Buying a Condominium
Many people, are looking to condominiums as an alternative to reduce maintenance woes, enjoy the convenience of living in the urban core and have access to amenities such as swimming pools, fitness areas and guest suites. Condominium apartments and townhomes are available in virtually every price range and most neighbourhoods.
Remember that a condominium is governed by the by-laws, rules, and regulations of the condominium Board and each one has condo fees which apply. Make sure you know how the rules will affect you (especially if you have a pet) before you buy and what your condo fees will cover (whether utilities and other privileges).
Before you start looking for the best condominium for you, hire a professional Realtor who understands the condo buying process as it is unique. You will also need an experienced real estate lawyer, one who understands the importance of the financial health of the condominium corporation. Before you start, consult your mortgage expert to determine how much you can afford and what additional costs (closing costs, moving, land transfer tax and lawyers’ fees) you will need to cover.
When you are comparing units, be prepared to see a variety of styles: low-rise, high-rise, with or without amenities. Visit the neighbourhood at different times of the day and evening to ensure it suits you. If funds allow, choose a view as it will make day-to-day life more appealing and help with resale later. Remember that while southern exposure is bright and sunny, it may also be hot in the summer. Avoid suites that overlook the garage entrance or one that is beside or across from the elevator. A parking space is highly recommended. Even if you don’t drive, you can always rent it out and it will help greatly with re-sale later. A separate storage locker is also important as there is rarely enough storage in a condo.
Condo living is an excellent alternative to standard housing for young and old alike. With so many options available, take your time and assess which style, location and amenities best fit your lifestyle.
